Team Hachem of Slatt Capital secured a $6,435,000 preferred equity investment for a to-be-built 98-unit multifamily community in Oxford, Mississippi. The project is located just a five-minute drive from the Ole Miss University campus and will primarily target students and faculty. With the number of undergraduate students at the university having doubled in recent years, the demand for housing has outpaced supply in the submarket. Our client aims to capitalize on this increased demand and plans to deliver the units by the next school year. The preferred equity sits in the capital stack behind a local bank construction loan and the sponsor’s equity, reducing the amount of sponsor equity needed in the capital stack.
